Sodium Hypochlorite
No matter what type of siding material is on your home, you may notice that it is dirty or has turned green in certain areas over time. Certain climatic conditions can cause mold, mildew, and algae to form on the surface of your siding, soffit, and trim.
Algae is considered a plant-like organism that uses sunlight for photosynthesis, while Mildew and Mold are fungi that thrive in damp, dark areas and feed on organic matter. You'll find both cohabitating on your house, and, though they're different, the solution is the same!
Our process involves a precise concentration of Sodium Hypochlorite (chemical formula NaClO), which is the industry standard, to gently wash these creatures off of your home, preserving the longevity of your home!
We will remove all algae, lichen, dirt and cobwebs from your siding, gutter faces, downspouts, and trims.
Wood siding involves a completely different chemical application so as to not discolor or damage the fibers of your home's exterior. See the Deck section below for details.
Also, please see our Disclaimer tab about oxidation removal that requires more than our standard washing service to remedy.
Gloeocapsa magma is a particular type of cyanobacteria that is responsible for creating black stains and streaks on roofs. The bacteria spread over time as they feed on moisture and calcium carbonate present. The cyanobacteria develop their dark and hard UV-protective outer coating to protect themselves from sunlight. The organism slowly eats away at shingle granules!
Let us get rid of them for you with a stronger dose of Sodium Hypochlorite! This concentration of chemical needed to kill G. magma is strong enough to vaporize in the sun, so we will take extra precautions and be wearing organic vapor gas masks during the cleaning.
Our roof cleaning process is the approved and recommended method by the Asphalt Roofing Manufacturers Association (ARMA), which involves ONLY low pressure washing.
Our process for concrete/pavers:
Prep: We will clear the area of obstacles and water down any plants or grass to make sure that as little of our chemicals as possible comes into contact with the local flora.
Pre-treatment: We will lay down a solution of NaClO with a surfactant and let it sit for a few minutes to do its work.
Rinse: We will use a combination of high pressure hoses and surface cleaner tools to persuade the dirt off of concrete and pavers.
Post-treatment: To ensure an even cleaning, we may leave a lightening solution of NaClO sans surfactant after the rinse that will lighten and even out the driveway color over time.
For concrete driveways, walkways, and patios, we take all of the dirt and grime off the surface leaving a fresh, streak-free look!
We use a higher concentration of Sodium Hypochlorite to clear the grime from your concrete sidewalk and/or driveway in three steps (see left).
Unfortunately, Asphalt driveways are softer and more sensitive to chemicals than concrete, so our techniques will be limited on blacktop driveways. We can still wash them, but we will only use low pressure water cleaning. This will physically remove algae, moss, and debris, but will not chemically inhibit further growth.
It’s recommended that the homeowner kill weeds in concrete/pavers prior to the cleaning. Although we can clear 90% of the weeds on the surface, there are still roots in the ground which will allow for regrowth if not killed.
Please see our Disclaimer section about specific stains that require more than our standard washing service to remedy.
Deck & fence cleaning includes removal of organic stains (algae) on wood or composite decking. If you plan on staining or painting your wood surfaces, pressure washing is a great idea to clean the area first!
Wood cleaning may also require a precise solution of Sodium Metasilicate to bring back the bright and clean shine of your natural wood surfaces. Some lightening of wood surfaces is expected, but our solutions are guaranteed to NOT cause damage to the composition of your wood fence and deck area.
Applying Sodium Hypochlorite to wood surfaces will brighten the wood, but may also damage the fibers and shorten its lifespan. For this reason, we avoid Sodium Hypochlorite and use a safer, biodegradable solution!
As you can see, it's important to hire someone that understands the proper chemicals!
Sodium Metasilicate
Be prepared for a chlorine smell from the Sodium Hypochlorite, but rest assured that it’s safe for your home, pets, plants, and environment. Higher concentrations of this chemical will only be used on Roof or Driveway cleanings, not on your siding.
We’re going to tape down any outlet covers and keyholes to prevent our solutions from getting in and corroding them over time. If your house isn’t completely dry when we leave, we will leave the tape on to ensure the protection of those outlets.
We will help move any items that need to be cleared from the vicinity if not already done.
After the work is completed, we will complete a walkthrough with you to ensure you’re satisfied!
Please remove any patio furniture, umbrellas, flags, or fabric from near the house. Ideally, these items should be at least 10 feet away from the areas being cleaned. This is especially important for unpainted metal appliances that may corrode from overspray.
Please keep family and pets indoors during the project.
Please make sure all your windows and doors are closed.
Feel free to check on the progress, or even watch from a safe distance, if our cleaning is standard. We will insist you stay clear if we need to apply chemicals that require our team to use PPE.
